Our Middle East Assurance practice includes over 2,300 people based in 12 countries across the region and is part of PwC's global network operating worldwide. PwC Middle East's Assurance practice combines the right mix of human-led and tech-powered solutions to provide our clients with quality audits and other risk services that create confidence and impact in our region and across society.

Business Unit Overview

The Valuation Specialist team is part of our Core Assurance practice, providing independent real estate valuation expertise to audit engagement teams across the Middle East. The team supports the audit of investment properties, development land, real estate portfolios, real estate funds, hospitality assets and other property-related financial statement balances.

As a specialist function within Assurance, the team is responsible for challenging third-party and management-prepared valuations, assessing valuation methodologies and assumptions, and supporting engagement teams in delivering high-quality audits in accordance with professional and regulatory standards.

How You'll Contribute

As a Real Estate Valuation Specialist Manager / Senior Manager, you will act as a subject matter expert supporting audit engagements across the Middle East. You will work alongside engagement teams to evaluate complex real estate valuations, challenge key assumptions and provide technical insight on valuation matters. Responsibilities include but are not limited to:

  • Providing specialist valuation support to Assurance engagement teams across a broad portfolio of audit clients.
  • Independently reviewing and challenging real estate valuation methodologies, assumptions and conclusions used by management and external valuers.
  • Evaluating key valuation inputs including capitalisation rates, discount rates, yields, occupancy assumptions, rental growth rates, development assumptions and comparable market evidence.
  • Assessing valuations prepared under income capitalisation, discounted cash flow, residual land value and market comparison approaches.
  • Reviewing valuations across multiple asset classes including residential, office, retail, industrial, logistics, mixed-use developments, hospitality assets, schools, healthcare facilities, operating assets and development land.
  • Performing independent market research and analysis across UAE and GCC real estate markets.
  • Preparing technical valuation review documentation and clearly communicating findings to audit engagement teams and client management.
  • Supporting engagement teams in audit planning and risk assessment related to property valuation matters.
  • Collaborating with partners, directors and engagement leaders on complex accounting and valuation issues.
  • Contributing to the development of valuation methodologies, tools and best practices across the Assurance practice.
  • Supporting business development activities where specialist valuation expertise is required.
  • Delivering training and coaching to audit teams to improve understanding of valuation concepts and market developments.
  • Ensuring compliance with professional, quality, risk management and independence requirements.
  • Remaining current on market trends, valuation standards and regulatory developments across the UAE and GCC real estate markets.
  • Supporting the growth and development of the valuation specialist capability within Assurance.

What You'll Bring

You are intellectually curious, technically strong and genuinely passionate about real estate valuation. You enjoy deep technical work, applying professional judgement and acting as a trusted specialist advisor to engagement teams. In addition, you recognise yourself in the following characteristics:

  • A degree in Real Estate, Finance, Economics, Surveying, Accounting or another related discipline.
  • MRICS qualification and Registered Valuer status strongly preferred.
  • Typically 6+ years of professional experience for Manager level or 9+ years for Senior Manager level.
  • Strong hands-on real estate valuation experience gained within a Big 4 valuation practice, global property consultancy or recognised valuation firm.
  • Experience working with organisations such as CBRE, JLL, Knight Frank, Savills, Asteco, Cushman & Wakefield or similar firms would be highly advantageous.
  • Demonstrated experience valuing real estate assets across the UAE and wider GCC region.
  • Deep understanding of valuation methodologies and their practical application across different asset classes.
  • Ability to critically assess and challenge valuation reports, assumptions and market evidence.
  • Strong analytical and financial modelling capabilities, including discounted cash flow modelling.
  • Experience reviewing large property portfolios and complex real estate structures.
  • Excellent report writing, communication and presentation skills.
  • Confidence engaging with senior stakeholders and discussing complex technical valuation matters.
  • Strong project management skills with the ability to manage multiple priorities and deadlines.
  • Experience using valuation and modelling tools such as Argus Enterprise, Argus Valuation DCF, Excel and other relevant valuation software.
  • Audit experience is not essential; however, previous experience providing valuation support to audit engagements would be advantageous.
  • Arabic language skills are beneficial but not required.
  • A collaborative mindset and the ability to build strong relationships across Assurance teams and specialist functions.
  • A genuine interest in technical valuation work and acting as a long-term subject matter expert within a specialist assurance environment.
